From leak risk to water intelligence

AquaCe delivers value across four dimensions — connecting daily operational safety with long-term asset performance and sustainability goals.

Early Leak Detection

Detect abnormal water flow, slow leaks and pipe bursts before they cause costly structural damage. Monitoring runs 24/7 — including nights, weekends and public holidays.

Consumption Intelligence

Real-time and historical consumption data across your building or portfolio. Identify usage patterns, detect inefficiencies and produce documented records for utility and sustainability reporting.

Operational Risk Reduction

Reduce exposure to water damage claims, strengthen your position with insurers and demonstrate proactive building management to tenants, lenders and asset managers.

ESG & Sustainability Support

Support sustainability-oriented asset management with verified consumption data, operational documentation and improved water efficiency reporting across your property portfolio.

Built as a modular platform

AquaCe is designed as a set of complementary modules. Each building gets the configuration it needs — from basic monitoring to full portfolio oversight.

Foundation

AquaCe Core

The central monitoring unit at the heart of every AquaCe installation. Connects to water infrastructure and coordinates all monitoring functions across the building.

Metering

AquaCe Flow

Precision water metering and consumption analysis. Track water use across zones, floors and time periods to identify inefficiencies and unusual consumption patterns.

Detection

AquaCe Guard

Intelligent leak detection and alert system. Monitors flow signatures continuously, detecting anomalies in real time — including slow leaks and unexpected after-hours activity.

Response

AquaCe Control

Automatic shut-off valve integration. When a critical event is detected, AquaCe Control can isolate the water supply — remotely or automatically — to limit damage and loss.

Dashboard

AquaCe Insight

Cloud dashboard and reporting platform. Monitor your entire portfolio from a single view, generate reports for operations, ESG disclosure and stakeholder communication.

Why water intelligence matters in Spain

Spain faces a combination of water scarcity, ageing building infrastructure and growing pressure on commercial property operators to demonstrate responsible resource management.

  • Drought and water scarcity

Prolonged drought periods and seasonal water restrictions make efficient water use a strategic necessity for commercial property operators across Spain.

  • Hidden leaks go undetected

Leaks in commercial buildings and residential communities can run for months without detection, generating significant waste and causing structural damage that accumulates quietly.

  • Lack of real-time visibility

Most buildings rely on quarterly utility bills and reactive maintenance. Continuous monitoring reveals what billing cycles cannot — flow anomalies, after-hours consumption and gradual waste.

  • Regulatory and market pressure

Tenants, lenders and investors increasingly expect documented evidence of responsible water use. The pressure to demonstrate efficiency is growing across all segments of commercial real estate.

  • Buildings without constant supervision

Office buildings, schools, shopping centres and community facilities are particularly vulnerable during unattended periods. Intelligent monitoring provides continuous coverage when no one is physically present.

ESG & BREEAM Support

Water efficiency documentation

  • Improved water efficiency documentation for sustainability reporting
  • Better understanding of water risk across your asset portfolio
  • Supports water efficiency strategies at building and portfolio level
  • Helps asset managers prepare for BREEAM In-Use and green building assessments
  • Strengthens operational documentation for lenders, insurers and sustainability frameworks

AquaCe supports water efficiency strategies and improves operational documentation. Formal BREEAM assessment requires a qualified BREEAM assessor.

How AquaCe works

Every building is different. AquaCe starts with a site assessment to understand the water infrastructure, installation requirements and monitoring goals. Based on this, we prepare a tailored pilot proposal.

01

Site Assessment

We visit the building to map water infrastructure, access points, monitoring objectives and technical requirements. No obligation at this stage.

02

Technical Design

Based on the assessment, we design a tailored monitoring solution — sensor placement, connectivity approach, alert thresholds and reporting scope.

03

Pilot Installation

The pilot system is installed with minimal disruption. No major works required. AquaCe is designed for clean integration into existing infrastructure.

04

Monitoring & Reporting

The building is monitored continuously. You receive regular reports, real-time alerts and access to the AquaCe Insight dashboard throughout the pilot.

05

Rollout Decision

Based on pilot results, you decide whether to extend monitoring to the full building or portfolio. No commitment required until you are satisfied with the results.

Built for professional property operators

AquaCe is designed for organisations that need reliable, continuous oversight of water in their buildings — without the complexity of bespoke engineering.

Commercial Buildings & Office Parks

Commercial buildings experience the most water events during unattended periods — nights, weekends and public holidays. AquaCe Guard monitors flow 24/7 and alerts facility teams immediately when anomalies occur.

Facility management After-hours monitoring Leak detection

Schools & Public Buildings

Schools have complex water systems and long unattended periods. AquaCe helps facilities teams identify consumption patterns, detect leaks early and produce documented records for accountability and regulatory compliance.

Public sector Long closure periods Water documentation

Communities & Comunidades

Shared water infrastructure in residential communities is difficult to oversee. AquaCe provides administradores de fincas and community managers with clear, continuous visibility over shared water systems.

Shared infrastructure Administradores de fincas Community management

Property Developers

Smart water monitoring is increasingly expected in new developments. AquaCe helps developers deliver buildings with intelligent infrastructure from day one, improving handover documentation and building appeal.

ESG-Oriented Property Portfolios

Asset managers with sustainability commitments need documented water data. AquaCe provides continuous monitoring across a portfolio — supporting ESG disclosure, lender reporting and sustainability programme requirements.

Frequently asked questions

Common questions from property managers, community administrators and facility teams.

Do we need to stop the water supply during installation?

A brief interruption is usually required when connecting metering or valve equipment to the main supply. The exact duration depends on the building and installation scope, and is planned during the technical assessment to minimise disruption to residents or operations.

What happens if the internet connection goes down?

Remote alerts and dashboard access require connectivity. Depending on the installed configuration, certain local protection functions may continue to operate based on pre-configured thresholds. Connectivity requirements and offline behaviour are reviewed during the technical assessment.

Can AquaCe monitor multiple zones within one building?

Yes. AquaCe is designed as a modular platform. A project can start with monitoring at the main supply level and later add monitoring points for specific zones, floors or common areas where needed.

Who receives the alerts?

Alerts can be sent to designated contacts, typically a facility manager, administrador de fincas or nominated building representative. Multiple recipients and alert thresholds can be defined during the pilot setup.

Is this suitable for a community (comunidad de propietarios) with shared water infrastructure?

Yes. Shared water infrastructure in residential communities is one of the relevant use cases for AquaCe. The system can help administrators gain better visibility over common supply lines and detect abnormal water behaviour before incidents escalate.

What commitment is required to start a pilot?

We begin with a site assessment, followed by a written summary and a tailored recommendation. If you choose to proceed, the pilot normally starts with a focused initial scope, such as monitoring at building entry level, before expanding to additional zones or a wider rollout. There is no obligation to continue beyond any agreed stage.

Does AquaCe replace our existing building management system (BMS)?

No. AquaCe is designed to operate alongside existing infrastructure. If a building already has a BMS, possible integration options can be reviewed during the technical assessment. For buildings without BMS, AquaCe can provide standalone monitoring and reporting through the AquaCe Insight dashboard.

Will this affect our insurance premium?

We cannot guarantee specific outcomes with insurers, as policies and underwriting criteria vary. However, documented evidence of proactive water monitoring and early detection capability may be relevant when insurers assess commercial property risk profiles.
